Should I provide a gardner/ yard care provider or make my tenants cover that expense?
We always recommend if you have a yard with special needs (ex. rose bushes, gardens, prized landscaping) we suggest you hire a professional to maintain the yard. We cannot guarantee that qualifying tenants will have a green thumb and be able to keep the standards of care you are used to.
Adding the cost of landscaping to the rent could deter qualified tenants and put us over fair market value. If someone can rent the home down the street for $50 less than they would likely be more inclined to do so and it can have a negative affect on your market time.
We suggest just having someone come by quarterly (or as often as needed) to tend to your areas of concern.
